One Loudoun’s Bill May Provides Development Updates to Ashby Ponds Residents

Bill May from One Loudoun shared the latest developments and future plans for the site with a room full of Ashby Ponds residents on Friday.

Bill May from One Loudoun, the up and coming urban development located at Route 7 and Loudoun County Parkway, shared the latest developments and future plans for the site with a room full of Ashby Ponds residents on Friday.

“The latest change in the plan since the last time I visited you is the ballpark,” said May, who visited Ashby Ponds last year.  May mentioned that there will be public hearings with the Loudoun County Planning Commission on February 19 and with the Loudoun County Board of Supervisors on March 25 to address the plans for a ballpark at One Loudoun.

May indicated that the ballpark would be used by both the Loudoun Hounds baseball team and the newly-named Virginia Cavalry FC team.  The Loudoun Hounds team is part of the Atlantic Professional Baseball League which is independent of any major lague teams.  The Virginia Cavalry FC team is on the second tier of professional soccer, according to May, and is part of the North American Soccer League.  May said that the stadium will have 5500 seats and the lowest priced ticket for a game will be $5.  “Nationals Park is almost eight times as big,” said May, sharing a frame of reference for the size of the planned stadium.  The stadium itself will include a turf field and a highly advanced lighting system.   “We would be lighting the ballpark, not the neighborhood,” said May.

May also shared information regarding other planned entertainment, retail, and residential sites.  The Alamo Drafthouse Cinema is planned to open on May 3, 2013.  According to May, it will include eight screens, 900 seats, a full service restaurant and bar, as well as wait service inside the theaters.  “There are no other theaters in this area like it,” said May, who mentioned that a similar-type theater can only be found as near as Winchester.

One Loudoun’s Fresh Market store, which May said will provide high-end gourmet foods akin to a Whole Foods, is planned to open in Fall of 2013.  “It’s the first one in Loudoun County,” said May of the Fresh Market.

May hopes that the One Loudoun development, which is about one mile from Ashby Ponds, will be viewed as a community gathering place.  “We think it is going to improve the quality of life for those in Loudoun County and the Ashburn area,” said May.  He cites some benefits from the development as a 30% rise in home prices with the peak sale at $875,000, and $75 million in transportation infrastructure provided by One Loudoun at no cost to county government nor the taxpayers in Loudoun County.
